Late-Season Hurricane Checklist: What to Fix Before the Next Gulf Storm

September is the statistical peak of hurricane season, and the Gulf stays warm enough for trouble well into November. The good news is that late September and October are also when crews are available and materials are in stock. Every item below is easier and cheaper to handle now than the day a storm has a name.

Here are the 9 checks we run on our own clients' properties before the last stretch of the season.

1. Gutters, downspouts, and where the water goes

A clogged gutter turns a hard rain into a waterfall against your foundation and siding. Clear the debris, run a hose through each downspout, and make sure the water exits at least 3 feet from the house. Splash blocks and extensions are a $15 fix that prevents a $5,000 one.

2. Roof edges, flashing, and pipe boots

Wind gets in at the edges. Look for lifted shingles along the eaves and ridge, cracked rubber boots around vent pipes, and flashing that has pulled away from the chimney or a wall. If you cannot see the roof safely from the ground, this is exactly what our drone inspection is for.

3. Tree limbs over the roof and the power drop

Any limb within 6 feet of the roof or hanging over the electrical service line should go now. A limb that falls in a storm does more than dent shingles. It tears flashing, punctures decking, and takes the gutter with it.

4. The garage door

The garage door is the largest opening in the house and the most common failure point in high wind. Check that the tracks are tight, the rollers turn, and the emergency release works. If the door flexes when you push on it, ask about a bracing kit.

5. Window and door seals

Wind-driven rain finds every failed bead of caulk. Walk the exterior and look for gaps where trim meets siding and around every window. Recaulk what has cracked. Inside, check that exterior doors latch tight and the weatherstripping seals all the way around.

6. Drainage around the slab

Soil should slope away from the house on every side. Where mulch beds have built up above the slab line or a low spot holds water after rain, regrade before the season's last storms. Pooling water against a Houston slab is how foundation problems start.

7. Generator, transfer plug, and extension cords

If you own a generator, start it now, run it under load for 20 minutes, and check the oil. Confirm you have the right cords and that they are rated for outdoor use. If you have been thinking about a transfer switch or a dedicated inlet, October is when an electrician can actually schedule it.

8. Photos of everything

Walk every room and the exterior with your phone. Open closets and cabinets. Photograph the roof from the yard. It takes 10 minutes and it is the difference between a smooth insurance claim and an argument.

9. Rental and short-term rental owners: your guest plan

If you host, decide now what happens when a storm is forecast. Who cancels, who refunds, how guests get out, and who checks the property after. Put shutoff locations, the breaker panel, and emergency contacts on one laminated sheet in the unit.

After the storm

Once it is safe, walk the exterior before you go inside. Look for shifted shingles, standing water, and anything electrical that got wet. We schedule post-storm inspections with drone footage so you have a record before you call your insurer.
